  • We understand you have a mortgage to pay. That’s why we don’t burden you with hefty tenant placement fees. We charge some of the lowest tenant placement fees in the Treasure Valley!

Screening & Backgrounds

  • We conduct complete backgrounds on all potential tenants. This includes identity verification, credit checks, financial/debt checks, criminal checks, employment history requests, financial and criminal checks, as well as evaluation of past rental history.

  • We don’t charge property owners any background check fees, no matter how many we conduct!

  • Since we treat your property as our own, we ensure to find only the best tenants for your home. Not only do you have the final approval, but we have the tools to prevent future tenant problems from occurring.

Contracts & Leases

  • Don’t worry about the legal paperwork! We handle all contractual rental agreements and revisions. You tell us what you want and we ensure it is documented and communicated to our tenants.

  • We manage all deep cleans to prepare your property for the next guests. Our thorough documentation process ensures your property is cleaner than before the previous renters.

  • Every home is special and unique. You tell us the in’s and out’s and we personally communicate those to our renters on move-in day.

Rent Collection & Financials

  • Paperless? No problem. Login to the owner portal and see organized records of your rental income and expenses. We use one of the best industry-leading property management software companies to keep you up-to-date and organized with your property.

  • We collect rent and all tenant fees. We then ensure you are paid rental income every month. Tenant deposits are also handled by us!

  • Did you know there are investment property tax deductions? We assist and provide all relevant tax documents and information at the end of the year to help maximize your earning potential.

Care & Maintenance

  • We keep the lights on and toilets flushing. The Midpoint Idaho team handles all standard maintenance requests from your tenants, for no additional cost. You never have to worry about a midnight maintenance call again!

  • All homes have emergencies at one point or another. Be rest assured we have experience and know what to do! Burst pipes, leaking faucets, major spills, broken A/C’s, and even home break-ins are all immediately handled by experienced Midpoint Idaho professionals.

  • Maintaining is different than maintenance. Grass mowing, weed picking, landscape care, winter-prep and gutter cleans are all essential in caring for your property. Let us handle it!

  • Most annual house care plans are overlooked by homeowners. Did you know that A/C efficiency, cost, and life can all be affected by as much as 16%-30% when you clean the condenser coils annually? This is just to say…we look at the small stuff!

Disputes & Evictions

  • Unfortunately, disagreements happen. However, we believe in thorough tenant screenings to minimize tenant disputes. Lease violations are not tolerated and are handled immediately.

  • Tenants often have lower home care standards than others. We focus on only high standards. Minus regular wear and tear, we hold tenants financially responsible for undue damage and neglect. Leave the back and forth to us!

  • Evictions are always the last resort. As much as we don’t like to discuss these scenarios, we are prepared for and will handle the legal matters and evictions - if needed.
